For the Terra Towers launch by Dugasta, we created a CGI FOOH video that turns the developer's key selling points into a dynamic architectural spectacle — a rotating building that reveals the brand's core USPs as it turns.

CGI Real Estate Advertising for Dubai Property Developer

THE CONCEPT
To highlight Dugasta's unique selling points in the competitive Dubai real estate market, we built the concept around a single dynamic visual mechanism: a rotating building. As the CGI structure turns, key brand messages appear seamlessly on the facade — each face of the building revealing a core USP in sequence. The rotation is smooth and continuous, making each message feel like a natural part of the architecture rather than an overlay or graphic. The CGI video production approach allows the building to exist and move in ways that reference real Dubai architectural language while remaining completely flexible as a brand communication tool. The mechanic captures attention through motion, reinforces credibility through architectural scale, and communicates multiple brand messages within a single short-form piece of CGI advertising content — making it effective for social media, pre-sale campaigns, and investor-facing communications.

Why it worked

The rotating building mechanic solves a common real estate advertising problem: how to communicate multiple USPs without creating a list. By building the messaging into the architecture itself, each point lands as part of a visual experience rather than a bullet point. The CGI format gives the developer a cinematic asset at pre-build stage, when no physical structure yet exists to film.
